Weekly Health Care Real Estate Briefing: U.S. Inflation Remains Flat in October | AZ Voters Reject $800M Plan to Relocate Northern Arizona Health Care Campus

  1. According to new Consumer Price Index (CPI) data, inflation was flat during the month of October. Experts believe this is evidence that inflation is cooling off. Year-to-date, the CPI index is up 3.2%.
  2. The top five markets for development and urban growth in 2024 are Nashville, Phoenix, Dallas, Atlanta and Austin according to a new report from the Urban Land Institute and PWC.
  3. Turner, Brasfield & Gorrie, JE Dunn, DPR and McCarthy were named the largest health care contractors according to a Building Design and Construction report.
  4. Flagstaff, AZ voters rejected an $800M plan by Northern Arizona Healthcare to develop a new campus in the community. The proposition was defeated 72% to 28%.
  5. Seven Optum-owned urgent care clinics operated under the MedExpress brand have closed in Florida and Minnesota. In August, MedExpress eliminated all registered nursing positions at more than 140 MedExpress clinics as part of a cost-cutting measure.
  6. The National Investment Center for Seniors Housing & Care announced plans to contribute $3M to establish the Aging Innovation Collaborative (AIC) at the Milken Institute. The AIC will develop innovative models for housing, health care and community to meet the evolving needs of seniors in the U.S.
  7. A novel housing solution called Carehaus is set to break ground in Baltimore in 2024. Carehaus is designed to provide affordable housing and multigenerational care under one roof. The project will feature 21 units, accommodating older adults, disabled individuals, professional caregivers and their families.
  8. BJC HealthCare and Washington University are expanding a program that encourages employees to purchase and live in homes near their campuses. The Live Near Your Work Program offers eligible employees a $12,500 forgivable home loan.
  9. Massachusetts Governor Healey has awarded $5.2M in grants to health care and community organizations as part of a new pilot program to provide temporary housing to people experiencing homelessness.
  10. A coalition of unions and advocacy groups in Baltimore announced plans to create a ballot measure called the Community Wealth Building Fund that would require nonprofit universities and medical centers to pay property taxes. The initiative, if passed, could generate up to $120M annually. The funds would be used for community initiatives.
