Weekly Hospital Real Estate Briefing: BBB’s Medicaid Cuts are Concerning for Rural Providers | Wellstar Seeks CON for $1B Acworth, GA Hospital | UI Health to Build $1.5B Tower in Iowa City

  1. At least 55 additional rural hospitals may be at risk of negative net incomes if the current version of the One Big Beautiful Bill Act passes, according to a recent report, due largely to cuts to Medicaid. Independent rural hospitals could lose, on average, 56% of their yearly net income, the report states.
  2. A recent S&P analysis highlighted that increased federal scrutiny of Medicaid payments could negatively affect credit ratings for health providers committed to maintaining the highest levels of access and affordability.
  3. After more than 50 years of serving patients, the 143-bed acute care St. Luke’s Des Peres Hospital near St. Louis will close in August. The health system attributed the closure to low utilization, changes in the health care landscape and its long-term priorities.
  4. The former Holy Cross Hospital in Detroit went up for auction earlier in June. The 295-bed hospital, located on 13.3 acres, closed in 2004 but continued operating as a medical mall until recently.
  5. The St. Petersburg Housing Authority is set to begin converting a former hospital into an affordable senior living community in the North Kenwood neighborhood of St. Petersburg, FL. Evara Health will open a 2,000-sf clinic on the first floor, with 71 units of affordable senior housing above.
  6. The South Carolina Department of Public Health has approved Novant Health’s CON application to build a 20-bed hospital in Greenville, marking its fourth hospital in the state.
  7. The 2025 legislative session in Connecticut concluded without passing any laws related to private equity ownership of health care facilities. Despite a focus on the issue following the Prospect Medical bankruptcy, competing bills on hospital M&A oversight couldn’t be reconciled.
  8. A recent PwC report noted steady health care deal volumes in 2025, with ambulatory surgery centers, medical office buildings, contract research organizations and home infusion care seeing the most activity.
  9. Wellstar Health has filed a CON application for a $1 billion, 230-bed hospital in Acworth, GA. The 675,000-sf facility would include 70 emergency department bays and eight operating rooms.
  10. The Iowa Board of Regents approved a $1.5 billion budget for a new 842,000-sf tower at UI Health’s Iowa City campus. Initial site work—budgeted at $72 million—includes razing three buildings. A final feasibility study will follow later this year.
