- Mercy Health (MO) is the latest health care company to take over vacant Walmart Health locations. Mercy has reopened three Walmart Health locations in Fort Smith, Rogers and Springdale, Arkansas. In April 2024, Walmart announced that it would close all 51 of its health clinics and shut down its virtual care platform.
- Hancock Health (IN) is one of a handful of hospitals around the country that are working on mixed-use development projects anchored by hospitals. Hancock is developing 160 acres with a hospital, surgery center, senior living community, hotel and retail.
- The campus formerly used by Atlanta Medical Center is in the process of being redeveloped. Contractors will be demolishing the hospital structure. Plans for redevelopment include a mixed-use neighborhood with affordable housing, greenspace, retail and commercial uses.
- University Hospitals (OH) will transfer its former UH Bedford Hospital campus to the City of Bedford. The hospital system closed its Bedford hospital in 2022. The campus may be redeveloped or repurposed for another health care provider.

- UNC Health announced plans to construct a $2B to $3B children’s hospital in North Carolina. The hospital is expected to have 500 to 600 beds. According to the announcement, plans for the hospital are in the early stages of development.
- UCLA Health has acquired a portfolio of three medical outpatient buildings (162,554 sf) in West Hills, California from Healthcare Realty.
- New York State has allocated $800M for upgrades to The State University of New York Hospitals. The funds will be used for capital improvements to SUNY Upstate Hospital in Syracuse and SUNY Downstate Health and Sciences University in Brooklyn.
- Assisted living rent growth has lagged wage growth over the past four years according to new data from the National Investment Center for Senior Housing & Care. Wage growth and the cost of insurance and utilities have also increased significantly over the past few years, resulting in an increase in senior housing operating expenses.
- JLL released Life Sciences Real Estate Trends to Watch in 2025. Key takeaways include: 1) high-quality amenity-rich locations are important to attracting and retaining talent; 2) AI will result in changes to research techniques that will impact lab design; and 3) incubators, public-private partnerships and universities will play an increasingly important role in supporting life science ecosystems.
