Weekly Hospital Real Estate Briefing: University Health Buys $71M Former Christus Campus | CMS Will Open Rural Fund Applications in Sept. | Contractor Selected for $1.7B Harborview Expansion

  1. The county approved a proposed purchase by University Health (San Antonio, TX) of the former Christus Santa Rosa Hospital campus for $71M. The 45-acre site also includes two MOBs, a parking structure and a solar farm. The buyer plans to spend $20M to renovate the hospital.
  2. CMS Administrator Oz said applications for the agency’s $50B rural hospital fund will be available in early September as part of the recently passed One Big Beautiful Bill Act legislation. The fund is intended to cover the expected shortfall created by lower Medicaid provider taxes, which states use to fund part of their Medicaid costs.
  3. Children’s Hospital of Philadelphia plans to convert a former movie theater in Hamilton Township, NJ, into a pediatric care facility. Similarly, Cone Health recently transformed an abandoned grocery store in Eden, NC, into a multi-service health and wellness center.
  4. UW Medicine selected a design-builder to lead the $1.74B expansion of Harborview Medical Center in Seattle. The expansion will strengthen Harborview’s role as the only Level 1 trauma center serving the 5-state region of Washington, Wyoming, Alaska, Montana and Idaho.
  5. As ASCs continue to expand, cardiology is now the fastest-growing specialty for such facilities, with 26 cardiology-focused ASCs being opened or announced in 2024 alone. As of early 2025, 234 Medicare-certified ASCs offered cardiovascular services.
  6. Geisinger Health System recently opened a new behavioral health center in Danville, PA. The $49M center will serve patients facing behavioral health issues and increase Geisinger’s previous bed count from 46 to 96, with the capacity to expand to 120 beds.
  7. Texas state officials broke ground on a $121M psychiatric facility in Lubbock, which was approved by the Texas Legislature during its last session. The new 50-bed hospital will be operated by the Texas Health and Human Services Commission and is expected to be completed in 2027.
  8. Parkview Health announced plans to build a $200M hospital and medical office building in West Lafayette, IN. The project is set to include up to 40 inpatient beds, a 24/7 emergency department, outpatient services and specialty care, with an opening date expected in 2028.
  9. HSHS St. Elizabeth’s Hospital in O’Fallon, IL, launched a $50M expansion project to build a new outpatient surgical center and medical office building. The project, expected to be completed by spring 2027, includes upgrades to existing hospital infrastructure and is part of a broader effort to keep patients local.
  10. Virtua Health began construction on a $500M expansion and renovation project at Virtua Our Lady of Lourdes Hospital in Camden, NJ. The project includes a nearly 200,000-sf patient care pavilion, which will add 78 private patient rooms, 10 operating rooms, 40 surgical prep and recovery rooms, four cardiac catheterization labs and three electrophysiology labs.
