- Recent Revista data indicated that, over the past decade, the West Coast and Southeast have shown consistently high health care GDP growth, while the Midwest and Northeast (except NY) have shown consistently lower growth. A second post specific to MOB rents showed that certain metros in FL, IN, AL, TN and NC have significantly outperformed the rest of the medical office sector.
- In a recent advisory opinion, the HHS OIG approved an arrangement in which a physician tenant would sublease various suites to providers of hearing care items and services, some on a full-time basis and some on a timeshare basis, with some for space only and others including equipment. The physician and the subtenants are referral sources of one another. Notwithstanding the varied nature of the subtenants, the mix of full-time and timeshare occupancy of the space, and the various rates being paid based on use and occupancy, HHS OIG said the arrangements would be compliant because they otherwise met the conditions for the space rental and equipment rental safe harbors.
- The NC Senate Health Care Committee advanced a bill to limit facility fees charged by hospitals for outpatient Medicaid services located away from the main campus. The proposal also includes measures to increase transparency by allowing managed care companies to request itemized bills for high-cost inpatient charges.
- Governor Bill Lee signed legislation that eliminates certificate of need (CON) requirements for new acute care hospitals, satellite emergency departments and cardiac services in TN.
- A recent report benchmarked 2026 health facility construction data, highlighting a stabilization in costs following years of volatility. The national average for general acute-care hospitals ranged from $430-$470/sf, while outpatient surgery centers ranged from $450-$650/sf, with projects in the Southeast at the lower end and projects in the Northeast at the higher end.
- UPMC reached a definitive agreement with CommonSpirit Health to acquire the Ohio-based Trinity Health System, a deal expected to close in fall 2026. The acquisition will expand UPMC’s footprint into the Ohio Valley, adding four hospitals and a micro-hospital.
- UNC Health announced plans to build a new community hospital on a 62-acre site in Wilmington, NC, with a projected opening date of 2030. The facility must first undergo a state approval process and address local concerns regarding traffic and infrastructure.
- AdventHealth purchased 44 acres of land adjacent to its Parker, CO, campus for $16.5M to accommodate future growth. This acquisition follows a $300M expansion project already underway at the hospital, which includes a new bed tower.
- A JV between a developer and a senior living operator plans to develop a 700-acre mixed-use project in Central Florida featuring 3M sf of retail and wellness space. The development will be anchored by a new AdventHealth hospital and is expected to begin construction in 2027.
- The partnership between Hackensack Meridian Health and Amazon One Medical expanded its footprint in New Jersey with the opening of a third primary care office in Englewood. The facility offers residents same-day appointments and 24/7 virtual care access, with a fourth location in Hoboken planned for later this year.
